Relocating to Charlotte or buying a home in Lake Norman, Ballantyne, or Fort Mill that needs updates before move-in? You're in a great position to renovate without the chaos of living through it. Here's the playbook we use for clients buying houses they'd like to modernize on day one.

Step 1, Walk the home with your contractor before closing

We meet you (or your realtor) at the property during your inspection window, scope the work, and provide a written estimate so you can negotiate or budget with accuracy.

Step 2, Prioritize what has to happen empty

Floor refinishing, whole-home paint, popcorn ceiling removal, and any structural work are dramatically easier in a vacant home. These come first.

Step 3, Order long-lead items immediately

Cabinets, custom tile, and certain appliances can take 6–10 weeks. Ordering at contract signing, not closing, usually pulls weeks off the timeline.

Step 4, Sequence trades correctly

A typical sequence: demo → rough plumbing/electric → drywall/ceiling repair → paint → tile → cabinetry → countertops → flooring → trim → final paint touch-ups → fixtures and lighting → final clean.
